Data & sources
BuilderCheck is a join over official public registers. We keep a provenance-stamped, point-in-time archive so the longitudinal record survives even when an upstream source removes a listing.
| Register | Contributes | Refresh |
|---|---|---|
| NSW Fair Trading licence register | Contractor licence number, class, status, grant/expiry dates. | Weekly full walk |
| ASIC company register & published notices | Company status, deregistration, external administration, insolvency notices, directors. | Daily (notices) + weekly (datasets) |
| NSW Fair Trading disciplinary & Name-and-Shame | Penalty notices, undertakings, disciplinary outcomes — archived even after upstream removal. | Daily snapshot |
| NSW Planning Portal (DA history) | Development applications linked to a builder: number, council, address, status. | Daily feed |
Risk signals we derive
Risk signals are computed deterministically from register events — never from opinion. Each is a flag to investigate, with its own source and date:
- phoenix_pattern — directors linked to a recently liquidated company in the same trade and region.
- insolvency_history — one or more ASIC insolvency events on record.
- deregistered — ASIC has deregistered the company.
- recent_status_change — a licence or ASIC status changed recently (incl. imminent expiry).
- expired_licence_active_da — an active DA tied to a builder whose licence is no longer current.
- disciplinary_finding — a Fair Trading disciplinary record, including archived ones.
